40 Foot Boat Slip at a prestigious Condo dock located near the famed Shakespeare Theater and very close to the mouth of the Housatonic River where it meets the L.I. Sound. Well protected slip on very new/upgraded docks. When looking at slips to purchase we debated different local condo docks and the others provided very tight and difficult to get in/out offerings. This pier is much more user friendly then other local condo docks and includes a huge anchored down dock box. According to dock master up to a 48ft boat could fit in slip, so long as there is no part of boat hanging over main dock or acting as nuisance. The entire marina has been dredged over the last several months making the slips even more saught after and more valuable. These slips rarely come up for sale. Keep in mind if you are considering purchase that you may winter boat in the slip as the condo association puts bubblers in to maintain docks and thereby makes many dock owners store boats in water over the winter and simply pay the electrical bill for the bubbler – much cheaper then on land winter storage and makes this a year round slip use.
Other local marinas were asking 2009 seasonal rentals of $4800 plus utilities for 40ft slips (which are not as new or nice) and further up river thereby requiring a lot more travelling time through “no wake” zones to get to the L.I. Sound to enjoy boating.
